Investment plot – what does it mean?

Investment plot – what makes it special?

An investment plot is land designated for investment and industrial purposes. Its primary characteristic is the inability to construct a residential building. Hotels, student dormitories, or data centers are typically built on it. The market also offers plenty of plots for photovoltaic projects and solar installations. Among investment plots, we can distinguish service and industrial plots. Buildings that are typically noisy are built on these types of land. This is one reason why warehouses and factories tend to be located on the outskirts of cities. This illustrates the state of warehouse space in Poland. Only office buildings and hotels are located in city centers. The Regulation of the Minister of Infrastructure on the technical requirements for buildings and their locations specifies specific minimum dimensions for an investment plot. In addition to the required size, it is most often square or rectangular, providing significantly greater development possibilities.

Worth knowing:

Although most investment land is for sale, you can also find advertisements for investment plots for lease.

Investment plot and construction plot

An investment plot differs from a construction plot in terms of, among other things, the nature of the development. A residential building cannot be built on the former –
Unlike building land, it is primarily designated for industrial use. An exception is when a residential or investment building is to be built on the land . However, it is typically acquired for resale or for development with the expectation of generating significant profits. The designations for investment plots are:
• “Ba” – industrial areas;
• “Bi” – other areas remaining under development;
• “Bp” – urbanized areas not developed or under construction.
Building plots are in turn divided into:
• MN – single-family housing areas;
• MW – multi-family housing areas;
• U – areas for service development.
Both types of plots also include service land, but the projects built on them are of a completely different nature.

Land for investment – what does its price depend on?

In the case of an investment plot, the price depends on many factors, such as:
• plot dimensions;
• soil quality;
• location;
• spatial development;
• access to a public road;
• access to media.
Among other factors, it's important to consider whether there are other interesting developments nearby or whether the plot has good access to city infrastructure. Many developers also value the opportunity to begin construction on the purchased land as quickly as possible. Investors also value the local zoning plan, which helps determine whether a planned investment can be implemented on a given plot or whether similar developments are planned nearby.
