Investment plot – what makes it special?
An investment plot is land intended for investment and industrial purposes. Its main characteristic feature is the impossibility of building a residential building there. Hotels , dormitories and data center buildings are usually built there. There is also no shortage of plots on the market for photovoltaic investments or solar installations. Among the investment plots we can distinguish service and industrial plots. Buildings are usually built on this type of land and there is usually a lot of noise. This is one of the reasons why warehouses and factories are located rather on the outskirts of cities. This illustrates what warehouse space in Poland looks like. Only office buildings and hotels appear in city centers. The regulation of the Minister of Infrastructure on the technical conditions of buildings and the places in which they are located specifies specific minimum dimensions of the investment plot. Investment and construction plot
An investment plot differs from a construction plot, among others: in terms of the nature of the development. A residential building cannot be built on the first one -
unlike construction land, it is intended mainly for industry. The exception is a situation in which a residential and investment building is to be built on the investment land . However, it is usually purchased for the purpose of sale or development to bring high profits. The markings for investment plots are:
• "Ba" – industrial areas;
• "Bi" – other areas remaining under development;
• "Bp" – urbanized areas, undeveloped or under construction.
Building plots are divided into:
• MN – single-family housing areas;
• MW – multi-family housing areas;
• U – areas for service development.
Both types of plots also include service land, but the projects developed there are of a completely different nature.
Land for investment – what does its price depend on?
In the case of an investment plot, the price depends on many factors such as:
• plot dimensions;
• soil quality;
• location;
• spatial development;
• access to a public road;
• access to the media.
It is important, among others, whether there are other interesting investments in the area or whether the plot has good access to urban infrastructure. Many developers also value the ability to start construction on the purchased land as soon as possible. The local development plan is also important for investors, as it allows them to determine whether the planned investment can be implemented on a given plot or whether similar activities are planned nearby.
