Can you build a house on a forest plot?
What are the possibilities of a forest plot? Can you build a house on it? Unfortunately, if you dream of living right next to a forest or want to save money on purchasing a building plot, you should know that the chances of transforming such a plot are slim. However, much depends on whether it is included in the local development plan (MPZP). When planning to purchase such a plot for building a house, you should first check its status.
If a plot of land is designated as forest land in the local development plan, building a house on it will only be possible if a point-specific amendment to the local development plan is made and the plot is excluded from further forest production. Unfortunately, authorities rarely grant such approval. The chances of a point-specific amendment to the local development plan are increased by:
- location of the plot right next to the forest border;
- possession of land with a valuation class below 3;
- no need to cut down trees;
- positive opinion issued by the State Forests management.
Can a forest plot be converted into a building plot if it is not included in the local spatial development plan?
The question remains whether a forest plot can be converted to building land if it is not covered by the local development plan. In such a case, the procedure is much easier , and the chances of a positive outcome are much greater. If the plot does not have forest status in the local development plan, you can apply for a decision on development conditions. The formalities are similar to those for converting an agricultural plot. In both situations, issuing development conditions is possible when the plot:
- adjacent to another, built-up plot;
- has technical connections (possibly they are planned);
- has access to a public road.
Once you've obtained a positive planning permission, the formalities aren't over yet. You still need to submit an application to exclude the plot from forest production.
Is it worth buying a forest plot for investment purposes?
Real estate investments can yield high returns. However, it's crucial to make the right purchase. A forest plot isn't necessarily a good example. If you want to invest in land, it's better to choose a plot that's already zoned for specific development. This could be commercial, single-family, or multi-family housing. Appropriate planning conditions will significantly facilitate your investment and subsequent resale.
