Offer description

A very large plot of land constituting a forest complex, 40 km from the borders of Warsaw.

Two plots (two properties) for sale, constituting a functional whole with a total area of 320.87 ha .

- plot no. 397 – Ołdakowizna commune Stanisławów, poviat miński with an area 161.44 ha

- plot no. 332 - Borucza commune Strachówka, poviat Wołominski with the area 159.43 ha

The property is a forest complex, approx. 800 m from route no. 50 Mińsk Mazowiecki-Łochów. Much of it is fenced with mesh mounted on concrete pillars.

The forest complex includes buildings and structures:

• administration building with an area of usable area 432.9 m 2

• farm building with an area of usable area 255 m 2

• office building with an area of usable area 873.7 m 2

• energy building with an area of usable area 222.1 m 2

• sunken building with an area of usable area 505 m 2

• synthetic fuel warehouse with an area of usable area 15.5 m 2

• free-standing concierge with an area of usable area 3.3 m 2

• free-standing concierge with an area of usable area: 34.4 m 2

• forester's lodge with an area of usable area 17.1 m 2

• additionally: two shelters (including one wooden one, approx. 70 m 2

The total usable area of the buildings is approximately 2,356 m 2 .

The 35 m tower located on the property is not for sale. Upon sale, the land under the tower will be granted a usufruct right to Orange Polska.

Location with convenient access to Warsaw - approx. 40 min.

Access to the property: District Court in Mińsk Mazowiecki on 11/09/2019 entered in section III of the Land and Mortgage Register. No. SI1M/00106444/2 limited property right in the form of a necessary road easement with an area of 0.1908 ha on plots No. 404 and 407 for the benefit of each perpetual usufructuary of the property located in the village of Borucza, Wołomin County, marked as plot No. 332, and the property located in the village of Ołdakowizna, poviat. Mińsk marked as plot 397.

There is no shelter or protective structure on the property.

IMPORTANT: Orange Polska is the perpetual usufructuary of the land and the owner of the buildings, the owner of the land is the State Treasury.
The perpetual usufructuary of land, in accordance with applicable regulations, in particular the provisions of the Civil Code, is not the owner of trees located on this land, as is the case with erected buildings. The owner of the trees is the owner of the land, i.e. the State Treasury.     A perpetual usufructuary of land has the right to collect civil benefits (e.g. renting land) or natural benefits, e.g. fruit from trees (those that have fallen are the property of the perpetual usufructuary of land).

Location

Possible use of the property

The most appropriate is the use of real estate in the manner specified in SUiKZP - i.e. as FOREST TERRIT, taking into account investment opportunities related to the management of forest areas.

Sales assumptions

The condition for the sale is the establishment of limited property rights to access the telecommunications infrastructure remaining within the property:

• area of 444.9 m 2 in buildings, on a usufruct basis (OPR rooms do not require heating)
• an area of 23.2 m 2 on the façade, on a usufruct basis
• an area of 3,168.67 m 2 in the ground, on the basis of transmission easement (without MV cables)
• an area of 157.5 m 2 on and above the ground, on a usufruct basis

1 parking space and access to sanitary facilities for technical services operating the devices should be guaranteed on the property. After the sale, work will be carried out to secure the technical infrastructure.
The Buyer will make a new power connection on its own, based on the power supply conditions obtained from the DSO, and connect the circuits of the part intended for sale to its own power supply.
The current two connections remain for the purpose of powering technical devices.
