Offer description

The property consists of 2 plots with a total area of 7 199 m 2 , marked with registration numbers:

  • 178/64 with an area of 777 m 2 (developed with a building with an area of 127.03 m², in a state of demolition)
  • 178/67 with an area of 6,422 m 2 (developed with a warehouse building with an area of 4 m 2 , in a state of demolition)

The area is preferably shaped, sloping towards the lake. The plot is partially fenced. The entrance is located from Poniatowskiego Street.

At the entrance to the property, there is a HV 110 kV high voltage line covered by a transmission easement entered in Section III of the land and mortgage register.

The fenced plot with a mast is not for sale.

Possible use of the property

An exemplary development concept has been prepared for the property in the form of building a care and health complex dedicated to seniors. However, the implementation of the investment requires the Investor to agree with the Office of the compliance of the planned project with the applicable Local Spatial Development Plan.

The project includes the construction of two buildings:

  • A 2-segment geriatric care center with a two-level underground garage,
  • 4-story medical facility.

Both buildings constitute two separate structures, but the design assumes coherent shapes and finishing materials. There are above-ground parking spaces, alleys and recreational spaces in the complex.

Geriatric care center

The main element of the project is a geriatric care center, consisting of a 2-segment building with 4 above-ground storeys and 2 underground garage levels. On the ground floor, among others, entrance area with the main hall, areas for rent for medical and health services with back-up facilities and infrastructure. On the upper floors there are rooms for residents and the necessary accompanying functions.

Health care center

The second building is a free-standing, 4-storey service facility serving as a medical center / healthcare center. The designed function of the facility is a service space with rooms for rent for medical services, e.g. doctor's offices. The entrance to the investment area is possible from ul. Poniatowski. There are 7 parking spaces on the plot.
