Investment plots – basic information

Investment plots are land designated for investment and industrial purposes, and residential buildings are not permitted. However, they can be used for industrial facilities (e.g., warehouses or production halls), shopping malls, student residences, hotels, and office buildings, among other things. Photovoltaic farms and solar installations are also being built on these plots. The land and building register uses specific symbols for investment plots:

  1. “Ba” – industrial areas;
  2. “Bp” – urbanized areas not built up or under construction;
  3. “Bi” – other areas remaining under development.

Investment plots are divided into industrial and commercial. They are typically located on the outskirts, partly due to the noise pollution that buildings erected on them can generate. In city centers, however, land is primarily designated for office buildings or hotels.

What determines the cost of an investment plot?

The prices of investment plots depend largely on factors such as:

  1. location and dimensions of the land;
  2. space management;
  3. access to utilities and public roads;
  4. soil quality;
  5. shape of the plot;
  6. current legal status of the land.

The cost of this type of land is also influenced by whether it is covered by a local development plan. In this case, development can begin sooner, shortening the project implementation time. The local development plan allows for determining whether a given plot can accommodate the planned investment, as well as checking whether similar developments are planned nearby.

Plots with OPR – is it worth it?

Plots with a limited property right (OPR ) are lands where, in addition to ownership rights, there is a limited property right (OPR) held by a person other than the owner. OPR (e.g., usufruct, easement, pledge, or mortgage) involves the exercise of precisely defined rights over another person's property that are typically held only by the owner. Prices for this type of land are typically significantly lower than for plots not encumbered with limited property rights or contractual rights, particularly plots encumbered with personal easements. This allows for lower costs, which can be a significant advantage for investors. Limited property rights can also sometimes facilitate the use of nearby infrastructure. For example, in the case of a utility easement, it is possible to run a specific utility through the land.
