Gdańsk: report from the regional meeting "The second life of buildings, or the ground is a good location"

On October 19, the Orange Real Estate regional meeting devoted to the idea of ​​revitalization took place in the Hilton Hotel in Gdańsk. Among others, about the importance of investing in older buildings in the city.

- If we do not invest in the old urban fabric, the hearts of Polish cities will be depopulated and life will move to their outskirts, where there are shopping malls - said Paweł Buchman, director of Orange Polska Real Estate.

It was emphasized that revitalization projects are not the easiest projects. This is the case of the property located in the heart of Gdańsk's Old Town, between Długa and Ogarna streets.

- In this case, an experienced developer first went to the city with a question about the conditions for this property, and only then began to wonder what his business model will look like in the future - said Paweł Buchman.

Transformation projects are already ready for some of the properties in the Real Estate Orange portfolio.

- We offer over 600 properties throughout Poland. Their total value is estimated at over PLN 900 million. After sale, many telecommunications buildings function perfectly as lofts, offices or clinics - said Małgorzata Stochmal, Project Manager of Orange Polska Real Estate.

Maciej Klukowski, director of real estate turnover of Orange Polska, emphasized that the strength of Nieruchomości Orange is its downtown location and technological considerations.

- We have well-located properties. We only need brave investors who will believe in our locations and realize their visions on them (...) Our properties are currently covered with a slight patina. However, relatively low expenditure on the external facade is sufficient and interesting effects can already be obtained. These buildings were most often erected in a pole system, so most of the walls can be demolished, which gives great arrangement possibilities, and if we keep the existing layout of the rooms, they can be used for offices, classrooms or training rooms.

During the conference, it was also said that the housing market in the Tri-City is shrinking, and public investors are also reaching for properties that have already passed their heyday.

The Orange Real Estate meeting was organized by the Rzeczpospolita daily, and the content patron was the Polish Association of Developers. Participated, among others representatives of Cresa, Allcon Investment in Gdynia, Ekolan and Biuro Rozwoju Gdańska.
